Build-to-Rent

Brightlight's build-to-rent (BTR) strategy is a joint venture platform that delivers strong commercial and social returns by creating genuine, positive social and environmental outcomes for its tenants.

  • We deliver an institutional-grade product through a residential infrastructure-like approach with low volatility and stable cash flow. BTR is a maturing asset class and has seen strong historical performance in the US and UK.

  • We offer a comparative choice for homeownership without sacrificing high-quality living.

  • By focusing on design and tenant experience to create an increased quality of life and an overall desirable lifestyle package, BTR leads to increased tenancy rates and higher tenancy satisfaction.

  • We provide a platform for investors to create and contribute to large scale tangible social, ethical and environmental change.

  • With a NatHERS 7-star environmental rating, location and neighbourhood desirability, and sought-after amenities and resident perks, the BTR approach is holistic with community and wellbeing focused through its building design and active management.

  • Delivered through collaboration with market-leading development and asset managers while building upon Brightlight's high investment standard discipline.

Designed with tenants in mind, this model, managed by Brightlight in conjunction with partners including Samma Property Group, addresses the growing housing affordability gap in 25-45yo Australians by providing a desirable comparative choice to homeownership, driving longer-term tenancy rates and resulting in stable investment return.

According to Census data, the homeownership rate of 30–34-year-olds was 64% in 1971, decreasing 14 percentage points to 50% in 2016. For Australians aged 25–29, the decrease was similar—50% in 1971, dropping to 37% in 2016. The affordability gap is also furthered by a preference for premium location and lifestyle among our target demographic, working 25-45-year-olds in Australia, contributing to the delay in homeownership.

With a historical track record in the US and UK, Australia has the opportunity to address housing affordability by offering a comparative choice to homeownership. The BTR model is underpinned by a material change in the social construct of traditional homeownership, making way for an alternative Australian dream.

The BTR Strategy also factors environmental sustainability and community engagement in its design and focuses on tenants' mental and physical wellbeing and social connection in its active management. Overall, the desirable, high-quality lifestyle package delivers a large-scale, tangible impact for end-users while capturing investors' real asset returns.
