Casa Capace Disability Housing Trust is a proprietary disability housing co-investment vehicle managed by Brightlight with Australian government-backed revenue.

Annuity-like income backed by the Australian Federal Government (AAA rated) and indexed to CPI. After fees and costs, the trust will receive a cash rental yield of 7.8% (indexed to SDA inflation) and an anticipated net IRR of 10-13% per annum.

Individual SDA property developments will only proceed based on quantified demand for at least 60% of the potential tenantable rooms. If the property is not fully occupied within 60 days, the vacancy is shared 50/50 with the SIL partner and SDA provider.

The fund is fully committed to a $60m portfolio of high-quality architecturally designed Specialist Disability Accommodation (SDA) homes built and tenanted by Casa Capace, an industry-leading SDA provider. The goal is to address the shortage of Specialised Disability Accommodation for Australians with severe disabilities.
The fund operates as a scalable, specialist disability accommodation partnership model, with the option for diversified exposure and targeted and customised exposure through co-investments and separate mandates.
This model involves leading not-for-profit Supported Independent Living (SIL) partners such as Northcott, Gateway Community Partners, Ability Options, The Junction Works, United Disability, an integrated SDA operator and developer, Casa Capace, and the Brightlight investment team.
This program aims to address the shortage in disability housing and improve the lives of adults with severe disabilities. Due to the lack of disability housing, younger adults with severe disabilities are forced to live in Residential Aged Care (RAC). This leads to a marginalised and isolated life and causes immense distress to their families.
By developing more housing for people with disabilities, the Casa Capace Disability Housing Trust offers adults with severe disabilities access to high-quality housing, enables them to live independently within like-minded communities, and ultimately, allows them to regain their confidence within society.
